We have produced a London Plan energy report for a new residential development. The development in Bexley, South East London contains low density housing and several large apartment blocks and is being built by a large Bedfordshire based house builder.
Lean, Green, Clean
The London Plan requires new developments in London to be built more efficiently then Building Regulations. New developments are required to demonstrate how they reduce their carbon emissions through:
- Lean: Improving their energy efficiency
- Green: Using existing heat networks and combined heat and power
- Clean: Renewable energy generation

Meeting the London Plan
We advised the developer to use a cost-effective specification with aircrete blocks, efficient gas boilers, and well insulated elements. As the site is in an area with no existing heat networks or opportunities for heat networks. Furthermore, the site has a mainly south facing aspect and large unobstructed roof area given it's low density. As a result we specified an array of solar photo-voltaic (PV) panels across the site.
The final report demonstrated the development's adherence to the guidance in the London Plan and compliance with Building Regulations. The site has been approved as is under construction.
